Yuułuʔiłʔatḥ Community Housing

Yuułuʔiłʔatḥ Community Housing is a 30-home affordable rental development located in hitac̓u on Yuułuʔiłʔatḥ Lands. The project comprises five wood-frame buildings configured as cluster multiplexes to support individuals and multigenerational families.

The project has been designed around a traditional site-built construction approach. As part of its construction management scope, TrueHeart is assessing the capacity, availability, and competitiveness of the local and regional construction market to confirm the most effective delivery strategy.

This assessment also examines where Modern Methods of Construction (MMC) could improve the project’s cost, schedule, quality, or risk profile. Potential solutions are being evaluated against the design changes, consultant coordination, approvals, procurement requirements, transportation logistics, trade interfaces, and construction sequencing needed to implement them successfully. Any proposed change must demonstrate measurable value compared with conventional site-built delivery.

The project requires careful management of varying ground conditions, West Coast weather, material transportation, labour availability, and construction activities adjacent to occupied homes. Funded through BC Housing, the all-electric development is designed to meet BC Energy Step Code 4.
